Located in the quaint mountain cove of Montreat, Patricia Home is nestled up on Rainbow Ridge and is the perfect place to gather. This home, built in 1909, beautifully blends modern amenities with historical pieces. Once home to a family where the women were all named Patricia, the walls of this property are a veritable history museum. Enjoy your time both inside the home and out, on the three layers of decks with the sounds of nearby Flat Creek. The driveway is extremely steep, but is manageable and has plenty of space at the top. There are a total of five parking spaces available. Open concept the first level has plenty of space for entertaining, with a table that seats approximately 16 people. The updated galley-style kitchen has modern appliances and beautiful granite countertops, with a bar space connecting to the dining room for quick service. Spacious den has seating on split levels - with the television on the upper level near the hall half bath. Spend time together on the expansive front porch in the red rocking chairs, as burgers heat up on the grill. All bedrooms are on the upper two levels of the home - with two rooms on the second floor, one leading to the deck; and four on the third floor, with access to the small top-story deck from the hall. Take your time as you venture up the stairs to piece together the story of the home and its previous occupants with the memorabilia placed on the walls.

You're within walking distance to the award-winning Robert Lake Park - with a lovely creekside playground, tennis courts, a small ballfield, and an easy walking trail Elizabeth's Path. Peruse the ethically sourced handcrafted goods at Ten Thousand Village or the area-specific items at The Montreat Store. Grab a coffee or hand-scooped ice cream from The Huckleberry and take a walk around Lake Susan, or in the summer rent a paddle boat or go fishing. Montreat's trail system offers several hiking options from easy to strenuous and is within a few minutes drive of the home. Venture into Black Mountain, an eight-minute drive, to enjoy the small businesses and locally owned restaurants that line the downtown streets. From pub-style Appalachian to authentic Cuban, several local coffee roasters, and fantastic bakeries - Black Mountain has it all. If you've exhausted Black Mountain's offerings, travel another twenty minutes down the interstate to Asheville - where you can enjoy several James Beard-nominated restaurants and the booming beer scene.

House Layout: Main Floor- Kitchen, dining table seats 16-20, TV in the living room, half bath for commons area. Second Floor- Bedroom 1 with two Queens and a set of bunk beds and a tv, full bath connects with tub/shower; Bedroom 2 with Queen and full bath. Third Floor- Bedrooms 3,4,5,6 have queen beds and there are two full hall baths.

Linens, sheets and towels, are provided for your convenience. Patricia Home is pet friendly with an additional pet fee. Due to insurance regulations, there are certain breeds that are not permitted. During the summer Montreat Conference Season - typically June through August - the home rents weekly and the linens will be delivered to the home in gray laundry bags. Mid-August through May the home has a minimum 3-night stay and a minimum of 4 nights for holidays, the beds will be made for your convenience.

This house is beautiful and was just the right size for our group! It is very close to downtown Black Mountain and several parks within walking distance kept the kids entertained. One thing to note is that it does get very cold in the winter and the heat and hot water were not very warm upstairs, so bring extra blankets if you are staying in winter.

Another wonderful experience Annual family reunion over the 4th of July celebration. GreyBeard were exceptional to work with. Meaningful improvements made to this home e.g. enhanced A/C, repainting inside & out, new grill, new refrigerator etc. Just an overall beautiful setting. We will be back next year!! Thank you.

Great Location, Great Porch, Great A/C!

Three families and one grandma enjoyed our stay at the Patricia Home. Our kids participated in Clubs and were able to walk to each of their assigned locations. The house had dual A/C zones so both the downstairs and two upper floors stayed cool. Front porch was huge with a nice grill and plenty of rocking chairs. A very short walk to the tennis courts and the Robert Lake playground. Just across from the creek which provided plenty of fun for the kiddos.

We had a wonderful stay - The dinning room table was perfect for meals and group discussions. The location was perfect! Loved being able to easily walk to everything. The driveway was too steep for our church van, but it was easy to park at the bottom of the stairs.
The kitchen was easy to feed the whole group in.

This was a great home in an absolutely beautiful setting. This home did not disappoint. Being built in 1909 with the history being shown throughout the house made for a completely interesting stay!

Plenty of space for everyone, table bug enough to have meals together and ideal location. Abundance of plates, utensils and cookware. The outside grill is amazing.

We recently spent a long weekend at Patricia house with another family. There were 8 of us, 4 kids ages 9 to 12. The house was perfect! Lots of space, a baseball field right out front of the house so the kids could play and we could still see them, a creek with a trail, and lots of places to take long walks. Lake Susan is just a short 5 minute walk from the house. The kitchen was fully stocked with what was needed to cook for our two families, and the large dining table was fun for playing games. Everyone mentions the driveway, and they aren't kidding, it was scary going up the first time, but our car handled it just fine! We would definitely stay there againz

The house is spacious and well equipped for a family consisting of 4 couples and 4 small grandchildren! A short walk to everything in Montreat with the large community field across the creek. We used the field a great deal. Enough room for 4 cooks in the kitchen for large meal preparation. The family room is organized so that one can be in the kitchen and still be involved in other activities. The downstairs can get cold. but good heaters are available to make the temperature comfortable. This is important given the young age of our grandchildren. This was our second year in the home and we came away with the conclusion that it suits this family’s growing needs comfortably. As always, Greybeard is amazing to work with! We find it helpful to preorder our organic turkey at Earthfare in Asheville ahead of time - as we travel from Missouri, Indianapolis, the Netherlands and well, Boone:). Ingles is an amazing grocery store, we never tire of the Dripolator, and the White Horse has great live music. Add to that the views, the trails, and of course the children’s playground and all our requirements were easily met.

The ladies in my family go to Asheville about every two years on a Christmas shopping trip. We enjoyed out say at this home. The layout is perfect even with all the stairs :-) This is a place we would definitely stay in again. VERY CLEAN

We couldn’t have asked for a more beautiful home in which to stay. The house was very clean and nicely appointed. Everyone that stayed with us in the couldn’t stop talking about how much they loved the home. We had amazing views of all the Fall colors around us. The steepness of the driveway was a little tricky, but once you got used to it it was no big deal. Would definitely recommend this home for anyone staying in Montreat. Everyone at Greybeard was extremely helpful and freindly anytime I called with a question about the home.

My 5 siblings (with spouses) at total of 12 people just spent 3 nights in Montreat at the Patricia House for a family reunion. It was perfect for our family(we're all in our 60's and 70's.)There were 6 bedrooms so each couple had a bedroom,a nice large renovated kitchen, and the best was the dining table that seated 14 people. We spent a lot of time around that beautiful table reminiscing. It's convenient to downtown Asheville, which is where we went for a night out.
The location is beautiful. The house has 3 porches that overlook the mountain with a rolling brook that is spectacular! The house was clean and well maintained. The guys had a great time watching football, while the girls sat on the porch in rockers and drank wine.
Greybeard Realty was great to work with, and kept in touch from the time I made the reservations. It's a beautiful family home, and with all the personal touches, we felt like we were visiting family.

We had a group in town for an adult soccer tournament. We had families and singles all coming together and this house was perfect! The outdoor porches were wonderful to sit on and there is a near by stream that you can hear running at all times. I also loved that the kitchen was fully stocked with enough cups, plates and silverware for everyone!

We have stayed in Asheville many times, but this was a last minute trip and we had a larger group (3 families with young children ranging between 3 - 7 years old). We found this place, and it was great! Still convenient to Asheville, lots of great hiking spots, a great playground that the kids could walk to, and very close to the shops/restaurants in Black Mountain! The house itself was really unique with the family mementos & historical items, which were fun to learn about. We were very comfortable in the home, and had plenty of room for our group. It was a great little getaway, and we would definitely recommend!

We had two families vacationing for a wedding. The house was so beautiful and the kitchen had everything we needed. Fall was the most perfect time to visit. Asheville was a short distance away and walking through montreat campus was heavenly. We would love to go back.

Loved the home! It was great for our college volleyball team for the weekend!

It would have been nice to be provided with towels, toilet paper and extra sheets though. That would have been my only request.

We used Patricia Home for a family week vacation wth lots of children. Great location, close enough to easily walk to Lake Susan with small kids. Wonderful lage table for meals. Porch has nice gathering spot. Though yard is very sloped children played on parking pad and stone walk at front.

This was a wonderful place to spend a week with 3 generations of family. Clean, well-furnished, close to Anderson auditorium in Montreat. The furniture was surprisingly high quality for a vacation rental. The only problem was the steps from the road and driveway to the house. They are steep and uneven. If no one has a problem with those, it would be perfect.

Patricias home met all our needs for a family get-together over the Easter holiday weekend 2017. With 6 bedrooms and an extremely large dining table, we were able to spread out and come together! It should be noted that there are a lot of steps both to the house and to all the bedrooms, so I wouldn't recommend for seniors, including senior dogs. The home was clean and well supplied, plenty of glasses, dishes, silverware, etc. My only recommendation would be to update the pots and pans (I don't feel comfortable using old non-stick pans with the coating coming off. I would prefer stainless or newer pans). We provided our own sheets and towels. The location was awesome and we walked or hiked everyday. The rocking chairs were very popular and we enjoyed the sounds of the stream out front. Overall we had an awesome visit.

We loved staying here this past weekend! The house was immaculate, so thoughtfully prepped, and we enjoyed reading about the family's history throughout the house. WHAT IS YOUR REFUND/CANCELLATION POLICY?

If you need to cancel your reservation and the property you had reserved re-rents for the time which you had it reserved, you will be refunded all money you had paid minus an $89 cancellation fee. If you cancel and the property does not re-rent for your reserved dates, you will lose all money you have paid to that point. For this reason, we recommend that you purchase trip insurance. WHAT IS YOUR PET POLICY AND FEE?

Patricia Home is specified as "pet friendly" and dogs are allowed. Unfortunately, due to common allergy problems we cannot allow cats. For the privilege of bringing your dog, there is a minimum charge of $100 nonrefundable fee per pet. A maximum of two dogs are allowed unless you have received special permission from the property manager or homeowner. Any damage that may be caused by your pet during your stay will be paid for out of your security deposit or charged to the credit card we have on file. There is a county-wide leash law in place. When taking your dog outside of a gated area, please ensure that they are on a leash.

WHAT ARE CHECK-IN/CHECK OUT TIMES?

Check-in time is 4pm and check out time is 10am. It is important that we adhere to these times, because there is a chance that someone else will be checking out/in before or after you and we need sufficient time to ready the house for the next renter. If you wish to check-in early, there is a $50 early check-in fee that can be added on to your reservation. Early check-in is only available if someone is not checking out on the morning of your arrival.

WHERE DO WE CHECK-IN/PICK UP KEYS?

You will pick up keys from our Black Mountain office, located at 204 East State Street. Keys will be available starting at 4:00 pm. If you are arriving after hours, you will receive instructions on how to access the safe on our front porch. There will be an envelope with your name and house name at the top. Your keys and driving directions will be inside the envelope.

WHAT IF THERE IS AN EMERGENCY DURING OUR STAY?

If you are having a medical emergency, dial 911 from the phone in your rental home or cell phone.

We hope that your stay in the area will be relaxing and without incident, but should you need to get in touch with Greybeard, we have someone on call 24 hours a day. Just call our office at 828-669-1072 and dial extension 203, which will forward to the cell phone of the person on call. Please do not hesitate to call us if something needs immediate attention, but if your question or concern can wait, we ask that you call the office during normal office hours.

WHEN IS THE SECURITY DEPOSIT REFUNDED?

Security deposits are returned within 30 days of guest departure.

IS WIFI SERVICE INCLUDED WITH MY RENTAL RESERVATION? WILL I HAVE CELL PHONE SERVICE AT MY RENTAL?

Wifi is available at Patricia Home. Please note that Greybeard Rentals does not guarantee internet connectivity or speed. Each individual homeowner contracts directly with an internet service provider, and due to a variety of reasons, Greybeard does not guarantee service. Our Black Mountain and Asheville offices have wifi service available if needed.

Cell phone service is not guaranteed. You may check with your service provider to see if service is available.
