After we book the property for you, we will send you the confirmation/lease agreement confirming your reservation. You will need to return the signed copy of your lease along with an advance rent payment of one half the gross rent within 14 days of the lease date to our office. The signed lease and advance rent payment must be returned to Greybeard Realty within the allotted time or the reservation will be automatically canceled without notice.
Please read the lease/confirmation carefully. A 12.75-13% North Carolina sales and accommodation tax is required and will be due in addition to the gross rent. There is a $89 booking fee on all reservations.
Please, mark your calendar. We do not send out separate billing for the final balance and final balance must be made no later than thirty days prior to your arrival.
In the event you must cancel your reservation, we ask that you notify us as soon as possible. We will make every effort to re-rent the property. If we re-rent your cottage all monies (less an $89 cancellation fee) will be returned to you within 30 days after receipt of the re-booking payment. If after diligent effort, we are unable to re-rent the property, the full advance rent payment will be forfeited. You must be at least 25 years of age to rent one of our vacation rental homes.
Check-in is after 4:00 PM. We will provide information with your lease as to the specifics of picking up a key and directions to your rental home.
Checkout is no later than 10:00 AM sharp on your day of departure.
The vacation property should not be used or occupied by more than the maximum allowable number of occupants. Some of our mountain homes do not have a central sewage system and have individual septic systems, which are permitted by the Health Department for maximum occupancy. Greybeard Realty and Rentals strictly follows the County Health Department regulations, which assume occupancy of two persons per bedroom. Although additional bedding may be listed, this is for the convenience of providing privacy and adequate bedding for groups that may need to have separate lodging due to gender, age or marital status. We take this seriously and ask that you abide by the maximum occupancy without exception. If necessary, please rent a second cottage to allow for all the members in your group.
If you are renting one of our pet-friendly homes (as specified on the house detail page) and choose to bring a pet, there is a non-refundable pet fee per pet. We do not allow cats in our vacation rental homes, only dogs are allowed. We allow a maximum of 2 dogs. Any damage that may be caused by your pet during your stay will be paid for out of your security deposit or charged to the credit card we have on file. Bringing a pet to a house that is not designated as pet friendly is grounds for termination of the rental agreement without refund. If housekeeping notes that a pet was present during your visit at a home that is not pet friendly, you will be charged a minimum of $600 for carpet and upholstered furniture cleaning and air purfication measures.
What to bring:
Each house is fully furnished and the kitchen comes stocked with cookware and dinnerware. Beds have mattress pads, bedspreads, blankets, and pillows. You will need to bring all paper products, soaps, staples, personal items, towels and linens, unless the house is specified as providing them.
Long Distance Calls:
Some homes do have a phone that will allow you to make local or emergency calls. These phones will be blocked to long distance calls, so if you plan to make long distance calls, please bring a cell phone or calling card. Please note that many homes do not have a home phone available.
We cannot guarantee heat, A/C, plumbing, appliances, hot tubs, or like equipment. NO REFUND will be made upon their failure; however, every effort will be made to make repairs as soon as possible to provide for your comfort. Please notify our office if you discover any item that needs the attention of our maintenance staff.
Cleaning is included in your rental charge so you are not expected to clean the house before you leave. We simply ask that you make sure all of the trash is taken care of, that the dishwasher has been run and emptied and that you have cleared the house of your personal possessions. Should you choose not to perform the simple cleaning tasks that we request, you may be charged a service charge.
Liability for Damages:
The security deposit is in essence a damage deposit that ensures that our houses are left in the condition in which renters find them. The security deposit is fully refundable, and if the house is found to be in satisfactory condition, a check for the full deposit will be mailed to you within thirty days
of your departure. However, you will be financially responsible for any damages to the property or its contents during your tenancy.
Items left Behind:
Shipping charges plus a $20.00 service charge must be paid if you request us to package and return items left behind.
Partial Weeks and Long Weekends:
